The Smart Space & Equipment Solution is the deep integration of two core platforms — MetaSpace (Space Digital Twin) and MetaFM (Facility Management). It aims to solve the long-standing disconnect between space resources and physical equipment management, building an integrated digital management system of “space-asset-status”.
Through IoT technology, the solution builds precise digital twin models for every physical space (such as rooms, workstations, cabinets) and the equipment assets within them (such as air conditioners, projectors, servers), mapping their status, relationships and change history in real time. This allows managers not only to gain insight into space utilization, but also to master equipment operating conditions, lifecycles and maintenance costs, achieving full-chain, refined and intelligent management from macro space planning to micro equipment O&M, maximizing the return on space and asset investment.

Facing the management pain points of dispersed equipment, difficult energy control and data silos in a multinational R&D center, we built a smart space and equipment solution for the Beijing R&D center of a global top pharmaceutical company.
Based on the MetaSpace digital twin, MetaE carbon & energy management and MetaView business insights platforms, the solution seamlessly connects to Johnson Controls OBEM and Acrel platforms. With 15-minute/1-minute dual-frequency collection for precise sensing, 250 million data records are processed per year using only 2GB of storage, and data output fully complies with WELL standards, helping the R&D center achieve O&M efficiency improvement and refined energy control, setting a benchmark for smart R&D space upgrades at multinational pharmaceutical companies.
